In Miami, Approval Comes Before Product
Two things decide a Miami-Dade window job before the building code gets a say: whether you are in a condominium, and whether you are in a historic district.
Give us the address and tell us whether it is a condo or a historic district. Those two answers change the job more than the window does.
Establish which situation you are in
A single-family house outside a district is the straightforward case — code, pressure, product, install.
A condominium adds the association, which usually controls specification and appearance because the window is a limited common element. A historic district adds a review board with views on profile, colour and glass. Some properties have both.
Why the order matters so much here
Impact units are made to order and specialty sizes carry long lead times. A rejection after ordering is not a change of mind, it is a re-order and a lost quarter.
The cheapest step in the entire job is a phone call to the association or the municipality before anything is selected. We would rather you made it than we did.
Next step
Find out what is actually wrong with it.
An inspection, photographs of what we found, and a written scope. If the honest answer is that it can wait another season, that is the answer you will get.
