The Opening That Decides Whether the Roof Stays On
On a single-family Miami house the garage door is the largest opening in the envelope and the one whose failure does the most damage. It is also the one most often left out of a window upgrade.

Every window done, garage left alone
A house with impact glass throughout and an unrated garage door has been decorated rather than protected. If the door fails, the building pressurises from the inside, and internal pressure acting upward on the roof deck is how roofs leave. The reason it gets skipped is administrative: the garage is quoted by a different trade and falls between two scopes.
What governs a door here
- Approved wind load at the actual opening width.
- Track and bracket specification, which the acceptance includes.
- Jamb fixing, and whether the substrate behind it will actually hold.
- Header condition above the opening.
- Whether the existing opener suits a heavier assembly.
Not applicable to most of our Miami work
A large share of Miami-Dade work is condominium, where there is no garage door in the unit envelope at all and the parking structure is the association's problem. This page exists for the single-family side — Pinecrest, Palmetto Bay, the Gables, the mainland neighbourhoods.

We put the garage in the same schedule as everything else rather than treating it as a separate trade. Where budget forces a sequence, we say plainly that on most houses the garage belongs earlier in it than the small windows do.

Openers are not a trade we take on by themselves. If the existing one will not carry the new door we will say so before anything is ordered, and price the opener as its own line.

- Does it really matter more than the windows?
- On a house with a garage, usually yes. It is the largest opening, and a breach there pressurises the building and lifts the roof deck. Impact glass around an unrated garage door protects the glass rather than the structure.
- Can the existing tracks be reused?
- No. The acceptance covers the door, tracks and brackets as a single assembly, so reusing old tracks voids it regardless of their condition.
- I am in a condo — is this relevant?
- Generally not. Your equivalent is the balcony slider, which is the largest opening in your unit and carries the highest load on the elevation.
