Height Changes the Number More Than Anything Else

Design pressure rises with height above grade, and it peaks at building corners. On a tower, the same window that is comfortable on the third floor may not be approved on the twentieth.

One specification quoted for a whole tower

Pressure is calculated per opening from height, exposure and position on the elevation, and on a tall building the range across a single facade is wide. A quote that applies one design pressure to every unit in a high-rise has averaged something that cannot be averaged, and the units it under-specifies are the ones highest up and nearest the corners — exactly where failure matters most.

What rises with height

  • Design pressure, substantially, from the lower floors to the upper ones.
  • Corner and edge effects, which peak where two elevations meet.
  • Wind-driven rain, which arrives horizontally rather than falling.
  • Access cost, since installation above a certain height needs equipment.
  • The consequence of a failure, because debris from height travels.

Salt at height behaves differently

Everyone expects a beachfront ground-floor unit to face salt. Fewer expect that a high floor on a coastal tower is in a harsher environment than the lobby — driven spray and airborne salt reach it constantly, and there is no landscaping or adjacent building to break it.

The practical consequence is that fastener and hardware specification on upper floors deserves the same attention as the glass, and it is the part most often left to whatever the installer had on the van.

On a tower we produce the schedule by floor and by position before pricing anything. The variation surprises people: a corner unit twenty floors up can carry a materially higher number than a mid-elevation unit at the fifth, and specifying them identically means one of the two is wrong.

Common questions

Why is the top-floor quote higher than my neighbour's?
Height and position. Design pressure rises with elevation and peaks near corners, so an upper corner unit genuinely needs more product than a mid-elevation unit lower down. It is arithmetic, not upselling.
Can the same product be used throughout a building?
Sometimes, if it is approved at the highest pressure on the building. More often a specification is banded by floor, which is cheaper overall than applying the top-floor requirement to every unit.
Does the balcony door count?
It is usually the largest opening on the unit and carries the highest load on that elevation. On most high-rise jobs it is the piece that decides the specification rather than the windows.
