The usual structure in this trade is a sales company, a subcontracted crew and a separate trade to repair the stucco and interior afterwards. Everyone gets paid for their piece and nobody answers for the whole. When the return is rough or a unit leaks in the first storm, the homeowner becomes the project manager for a problem they did not create.

How we run it instead

  • Patching the stucco outside and the casing inside is our job, not a follow-on trade.

What that means for programme

A sell-and-subcontract operation can start sooner because it is buying capacity on the open market. We are scheduling our own people, so the start date is real but not always immediate. On a historic or condo job the approval usually sets the pace anyway, and specialty units have longer lead times than either.

The practical advice is to start the conversation well before you want the work done — particularly with board review or association approval in front of it. The measure costs nothing and settles the programme question early.

On a Gables or Beach elevation the window is not the deliverable — the elevation is. The reveal, the return, the casing and the paint line are part of the job rather than a tidy-up afterwards. That is slower than a sell-and-subcontract model and it is why clients in the districts and the towers call us rather than a volume installer.

Is any of the work subcontracted?
The window installation and the making good are ours. Where a job needs an engineer, structural work or a preservation consultant, we bring in the right person and say so — but the trade that fits your windows works for us.
You are in Broward. Does that matter?
For scheduling, yes, and we would rather be straight about it than pretend otherwise. Miami-Dade work is booked rather than same-day. For the work itself it changes nothing — the code, the approvals and the inspections are what they are.
How far ahead should I book?
Earlier than most people expect, especially with a board or an association in the sequence. Approval and specialty lead times set the programme more than our diary does.
