FAQ
Miami-Dade Impact Window Questions
The questions that actually decide a job in this county, answered plainly.
Give us the address and tell us whether it is a condo or a historic district. Those two answers change the job more than the window does.
FAQ
Questions we are asked most
- What is a Notice of Acceptance?
- The product approval issued by Miami-Dade County Product Control. In HVHZ — Miami-Dade and Broward only — it is what governs whether a unit may legally go in your opening. Statewide Florida Product Approval is not sufficient here.
- How do I look one up?
- Ask the contractor for the number and search it against Miami-Dade Product Control's published acceptances. You are confirming it exists, has not expired, and covers the size in your opening.
- Why does my quote only name a brand?
- Usually because the specific unit has not been selected yet, which means the price was not built from the product that will be fitted. The permit package will need the acceptance eventually — better to have it before you commit.
- I am in a condominium. Where do I start?
- With the declaration and the association rules, not with a measure. Windows are usually limited common elements, so the association controls specification and appearance. Ordering unilaterally risks being required to remove the work.
- Should I wait for a building-wide programme?
- If one is genuinely planned and funded, usually yes — otherwise you may pay twice. If it has been discussed for three years without an assessment, that is a different answer. The board can tell you which it is.
- Can impact windows satisfy a historic board?
- Usually. What narrows is the field — profile, colour and glass appearance get conditioned, and the products satisfying both the board and the pressure requirement are a shorter list. Settle the design before ordering.
- Does every opening need the same rating?
- No, and paying for it wastes money. Pressure varies with height, exposure and position, and on a tower it varies a great deal. Each unit should be approved for its own number.
- How far ahead should I book?
- Earlier than most people expect, particularly with a board or an association in front of the job. Approval and specialty lead times set the programme more than our diary does.

What we install
Impact Windows
The core product, and in this county the one you can actually verify. Every unit should arrive with a Notice of Acceptance number you can look up yourself.

Sliding Glass Doors
In Miami the widest opening is usually a balcony slider, on an elevation facing open water, high above grade. It carries the highest load on the unit and the most demanding installation detail.

Entry Doors
A small opening carrying a large expectation — and in a historic district, the single element most likely to be conditioned by a review board.

Garage Doors
On a single-family Miami house the garage door is the largest opening in the envelope and the one whose failure does the most damage. It is also the one most often left out of a window upgrade.

French & Specialty Openings
Arched heads, French pairs, fixed picture units, corner glazing. On Mediterranean Revival and Art Deco elevations these are not decoration — they are the building, and they are where approval and appearance argue hardest.

Impact Glass Retrofit
Replacing the glazing and keeping the existing frames. On the right building it saves real money and real disruption, and on a condo it can sidestep an association appearance argument entirely.
