Look Up the Number Before You Sign

The core product, and in this county the one you can actually verify. Every unit should arrive with a Notice of Acceptance number you can look up yourself.

Give us the address and tell us whether it is a condo or a historic district. Those two answers change the job more than the window does.

Substitution at the size that matters

An approval covers a configuration up to a maximum size. The most common quiet failure in Miami is a product approved comfortably at a small window being carried across a schedule onto the big openings, where the same line no longer holds the number. Nobody has lied; the quote simply named a product family rather than an acceptance, and the big units fall outside it.

What we put against each opening

  • The NOA number for that configuration at that size.
  • Calculated positive and negative design pressure.
  • Height above grade and position on the elevation.
  • Association or district constraints where they apply.
  • Substrate found at the opening, not assumed.

Why two Miami quotes differ so much

Two honest quotes for the same house can be far apart because they answer different questions. One prices a product approved to the minimum that passes; the other to what the corner and upper openings actually see. Add a historic district or an association specification and the gap widens again, because the compliant field narrows.

Compare the schedules rather than the totals. If one lists an acceptance number per opening and the other gives a single figure for the property, they are not the same offer.

How we handle it

  1. 01Measure every opening rather than sampling.
  2. 02Specify by acceptance number, verified current.
  3. 03Check association and district rules before selecting anything.
  4. 04Install with our own crews and finish both faces.

We build the schedule first and give it to you before a price. In Miami-Dade that document is unusually powerful because every acceptance on it is public — you can sit with the schedule and confirm the whole quote without us in the room. Contractors who dislike that tend to dislike it for a reason.

Said plainly

Where we stop

We are not a dealer for any one manufacturer, so we cannot promise a particular brand at a particular price. What we can do is specify whatever holds the right acceptance at the right size.

FAQ

Common questions

Can I verify the products myself?
Yes, and in this county that is unusually easy. Ask for the acceptance number against each opening and search it against Miami-Dade Product Control. Check it exists, has not expired, and covers your size.
Do I need the same product throughout?
Rarely. Pressure varies by opening, and on a tall building it varies a lot. Banding the specification is normally cheaper than applying the worst-case unit everywhere.
My building has a specification already. Can you work to it?
Yes, and that is often the simplest version of the job. Send us the association documents and we will price to what has already been approved rather than proposing something that has to go back to the board.

Find out what is actually wrong with it.

An inspection, photographs of what we found, and a written scope. If the honest answer is that it can wait another season, that is the answer you will get.
